Programming and Master Plan Development
The team has the experience for developing and analyzing programs and requirements for a variety of project types. These programs must be explored for their potential and unique characteristics. The programming phase provides an excellent opportunity for investigation of the design alternatives for all possible solutions. These alternatives can then be evaluated as to their impact on the functional, environmental, and economic aspects on the community. Because of our past experience we have a broad base for judging and evaluating criteria, in developing planning parameters, space requirements, utilization factors and cost expenditures, (both initial and life cycle).
The team will explore and develop conclusions and recommendations established by our initial programming considering opportunities for using local materials and construction techniques, as well as standardized building systems and components. They will provide recommendations on construction feasibility, availability of materials, and factors related to cost including cost of alternative design of materials, preliminary budgets and possible economies. Consideration of these factors not only brings special significance to the design, but responds to locale and can produce savings in time and money. We have experience in tailoring construction documents to meet project requirements. This includes the new techniques which allow construction to proceed before all construction documents are complete, and it has afforded further savings in time and construction dollars.
