Function and Responsibilities
The project team will develop a project time schedule that coordinates and integrates a detailed program for the design and construction operation of the project, including realistic activity sequences and durations; Prepare a project budget as soon as major project requirements have been identified. Update and refine this budget as soon as major project requirements have been identified. Update and refine this budget for the Owner's approval as the schematic design development phase proceeds. Advise the Owner if it appears that the project construction budget will not be met and make recommendations for corrective action.
- Review the drawings and specifications as they are being prepared, recommending alternative selections whenever design details affect construction feasibility or schedules.
- Maintain a competent accessible staff to coordinate and provide general direction of work and progress of the Contractor selected for the project.
- Establish procedures for coordination between the Owner and the Contractor with respect to all aspects of project and implement such procedures.
- Record the progress of the project. Submit written reports to the Owner including information on the Contractor's Work, and the percentage of completion.
- Determine Substantial Completion of the Work, or designated portions thereof, and prepare a list of incomplete or unsatisfactory items and a schedule for their completion.
